Dear Florida
Homeowner and Condo Owners;I always get
questions about property insurance and the
coverage included in the many variations of
insurance policies offered. Below you find an
article that n my opinion provides excellent
information which opolicies provide which
coverage. It's not simple, but considering
the many hurricanes we had in recent years you
should definitely consider picking the correct
insurance. Especially condo owners should be
aware of the many problems they could get into
without it being their fault.
For the first
time in 20 years I couldn't find any articles
about community associations in our local
newspapers -- or even TV reports. Everything is
full of articles about the election last
week. It's amazing that the reporters nowadays
write their opinion -- depending on their
private agenda -- disguised as articles instead
of staying with the confirmed facts. Let's be
honest: Everybody always claims to want to
re-unite the country. What a joke! The country
is split about 50:50 and the election
shenanigans already known create in my opinion
an even bigger divide. I agree with Joseph
Stalin when he said: "It's not the voters making
the decision, it's the people who count the
votes!" And this goes not only for the general
election, but for all elections, including the
elections for the boards of community
association. We always claim that the USA is a
hi-tech country. Sorry, but when it comes to
elections we can easily compete with any
third-world country we often seem to laugh
about!
This week we are blogging about
elections in community associations.
While condos (FS 718.112) have very
detailed election provisions, HOAs (FS
720.306) leaves more or less everything
open. That's why arbitrators are busy
sorting out election fraud. It looks
like quite a few HOA boards think they
can do whatever they want, including
violating statutes and bylaws -- and
then blaming the Pandemic. To me it
looks like elections in this country are
a nightmare, no matter where they are
supposed to take place! Please read my

Condo and co-op
owners need homeowners insurance, but it's not
the same type you'd get for a house
There are several types of
homeowners insurance based on the
dwelling type: condo, home, mobile
home, or new construction. Condo
insurance is also known as an HO-6
homeowners insurance policy. The
major difference between standard
homeowners insurance and condo
insurance is the dwelling coverage:
how it protects the structure
itself. Unlike car insurance,
homeowners or condo insurance is not
required by state law. However, if
you have a mortgage, your lender
will require homeowners insurance to
protect the investment.
Additionally, a condo association's
by-laws may require condo owners to
have condo insurance.

Outdoor grilling activists in Florida take
protesting to a searing new level
If the culmination of last week’s election has
created a void in your life, an empty spot where
righteous protest used to exist, let me suggest
an area of grievance you may not have
considered. Outdoor barbecue grills. In Florida,
residents of a Clearwater adults-only condo
community are leading the way on this, taking to
the streets with signs that say “Let us die in
peace.” Words, by the way, that would also make
an excellent state motto. |

Protogroup seeking new permit for
valet parking lane for $192 Daytona hotel
project

A new permit application has been filed for
construction of a controversial valet parking
lane at the $192 million Protogroup
hotel-condominium project, according to the
Florida Department of Transportation. The new
application was filed by the developer after
Protogroup started work on that portion of the
project in October in violation of an expired
permit. The new permit request is under review,
said Allison Colburn, FDOT spokeswoman. |
Community
Improvements Can Be Made With County Mini-Grant
Program
Residents who want to enhance the sense of
community in their neighborhood can get
financial support to do so thanks to
Hillsborough County’s Neighborhood Mini-Grant
Program. Organizations such as homeowner
associations, community development districts
and civic associations can receive grants of up
to $5,000 for projects that improve their
neighborhood or create civic engagement among
residents. The grants can be used for a variety
of projects, ranging from phone apps that keep
neighbors informed to street festivals that
entertain and delight residents while promoting
community engagement. |
