PALM BEACH COUNTY -- Realtors in South Florida are advising potential homebuyers
to thoroughly investigate homeowners associations (HOAs) before finalizing any
property deals, emphasizing their impact on property values and community
dynamics.

Nathaniel Crawford, managing broker for
Black Luxury Realty, emphasized the importance of
understanding the role of HOAs in maintaining property
appearance and values.
"It is incredibly important," Crawford said.
Crawford, who sells homes across South Florida, advises his
clients to research HOAs diligently.
"There's tremendous value in a well-run HOA as far as
helping to maintain the appearance of a property, maintain
the values, maintain maintenance," Crawford said.

He
noted that a poorly managed HOA could negatively impact property values if
maintenance is neglected. Buyers should be aware of not only the HOA dues but
also what they cover. A higher HOA fee might be more beneficial if it includes
extensive upkeep of the home and community.
There is also the potential for personality conflicts within communities
governed by HOAs, where board members might be overly strict or too lenient. He
stressed the importance of research.
"Nowadays, there are a lot of tools online between Facebook and Nextdoor, a lot
of other places where you can learn more about an HOA before you speak with the
HOA itself," Crawford said.
Ultimately, Crawford suggested that if buyers love the property, they might need
to participate in the HOA to enact changes they desire. He stressed the
importance of asking questions to fully understand the HOA's impact.
"Ask the right questions. There's no such thing as a dumb question when it comes
to HOAs," Crawford said.
A state lawmaker from Miami has proposed a bill to eliminate all HOAs, though it
has not yet been officially introduced in the legislature.
