Boca Bridges Homeowners Association Sues GL Homes For Construction Defects

BOCA RATON — The homeowners association at Boca Bridges — a relatively new community of million dollar homes on Lyons Road north of Clint Moore, is suing an operating unit of builder GL Homes for mass construction defects and deficiencies. The suit pits “Boca Bridges Homeowners Association” against “Boca Raton Associates VII, LLLP” which is an operating unit of builder and marketer GL Homes — also responsible for The Bridges, Seven Bridges, Lotus, Dakota, the Valencia communities, and the under-construction “Lotus Edge.” GL Homes routinely builds communities under names using the “Boca Raton Associates” title, followed by a number.
 

The 157-page complaint, just filed in Palm Beach County Circuit Court, alleges, “incorrect or incomplete work, poor workmanship, or design errors. non-compliance with plans, specs, shop drawings, manufacturer standards, industry standards, field changes or substitutions from permitted plans and specs, including items acceptable by code but of a lower quality or reduced life expectancy. Non-compliance with applicable building codes.”

Among the scores of alleged problems all outlined in the suit which you can read, in its entirety, below: blistering of the clubhouse roof; signs of ponding water on the clubhouse roof; signs of water intrusion in the electrical room at the clubhouse; cracks on the water feature of the main entrance; cracks on windows of clubhouse, gatehouse, duct framing; cracks on the ceiling of the clubhouse and on the pool deck; delaminated stucco on multiple bridges in the community.

Improperly installed air conditioning unit over electrical equipment in the ‘pro shop’; condensation observed in the sports complex; improper pipe insulation in the mechanical room; exposed wiring in multiple places in public facilities; pipe leaks; pavers improperly installed throughout the community; landscaping not thriving; sod not thriving.

Allegations Include Code Violations… Shoddy Work… Bad Roofing… Exposed Wires… Noncompliance With Plans… More…



The suit seeks in excess of the statutory minimum of $50,000, but the value of the alleged deficiencies could top $1M. No immediate response from GL Homes, its contractors or operating units was processed by the Palm Beach County Clerk of Courts as of the morning of July 3, 2024.
